The brief created by the clients and their chosen designer, Sydesign, was very specific to their unique lifestyle. To ensure this vision would be faithfully realised, Balmoral Homes worked closely with the homeowners to gain a nuanced understanding of their architectural needs. Plentiful sunlight was paramount – a challenge on a narrow block, but one that Balmoral Homes rose to. The internal courtyard and large timber windows disperse natural light throughout the dwelling, and the sleek white finish of the panelled walls accentuates the bright, clean feel from within. From the grand entryway, through the courtyard and open-plan living areas, to the pool and alfresco area, the build flows with grace and ease.

Classic and quality finishes were key to achieving the coastal style the clients sought, and Balmoral Homes’ meticulous attention to detail is displayed throughout the home. Timber is the hero, from the low-maintenance weatherboard cladding on the exterior, to the elegant stair railing within. Custom-made wall mouldings and timber-framed windows can be found in every room, with the panelling in the entryway immediately setting the tone.

Floor-to-ceiling windows in the kitchen and living area frame the pool perfectly, introducing a swathe of calming blue to the soft, neutral colour palette. An entertainer’s delight, the connecting alfresco area includes a highly functional outdoor kitchen with plenty of cupboards and benchspace. During mellow summer evenings guests can easily move between the indoors and outdoors, and thanks to the frameless glass fence around the pool, those enjoying the water can remain engaged.

Open and welcoming, the kitchen is a pleasure to cook in. Painted in classic white, shaker-style cabinets provide ample storage space. A mix of solid and glass-fronted cabinets allow crockery to be selectively hidden and displayed, allowing vibrant items to colour the kitchen. An elongated island bench provides additional storage and demarcates the gathering space from the food-preparation area.

French oak floorboards run throughout the home, providing a pleasing counterbalance to the light colour palette. The main staircase is a perfect example of this clever colour pairing, with the timber rails painted white, and the treads treated with a natural oil and polished to a soft shine. In the kitchen, three designer lights hang above the island bench, adding sophistication with their metallic finish.
