SECLUDED LUXURY, SUSTAINABLE DESIGN

This stunning project by Form By Design is a testament to the company’s exceptional craftsmanship. The client desired a modern, contemporary home with open plan living, while integrating an entertainer’s style of layout. Their brief emphasised creating a social family environment, while ensuring adequate storage for their home business and the inclusion of a home office. These requirements were achieved through careful thought and planning, with an open plan kitchen, living and dining area that integrates seamlessly to the oversized alfresco, capturing the views of the pool.

This home is situated on a unique battle-axe shaped block with a dramatic slope and spectacular bush views. Form By Design intentionally positioned the house to the far rear of the block to avoid flame zone bushfire rating, which in turn reduced the cost of building and created a sense of privacy and seclusion. The positioning also allowed the team to maximise the use of passive solar design for living spaces whilst capturing the incredible views of the Australian bush landscape surrounds. The pool’s positioning at the front of the home was not only aesthetic but also functional, as it creates a retaining wall structure which in turn levelled out the block.

The home has an earthy feel, featuring natural finishes including timber and stone throughout. Having the occasional render throughout the façade reduces the layering of textures, making the simple design cohesive and allowing the earthy materials to tie in together. This project exceeded client expectations, prioritising functionality without compromising aesthetics, all while staying within budget and enhancing the overall sustainability of the home. This project has been designed to cater a 7-star BASIX building rating, achieved with the integration of solar panels and having a core focus on passive solar design.
